OK, I can understand your doubt me and even say, “Oh no, here comes another Pie In The Sky “Guru” trying to part me from my hard earned money,  but listen I can back up my claims, as I still have all of my plaques and awards in storage. Yes, I kept them. I am the "Real Deal."    I was in the trenches back when interest rates were 18%+ and am still in the trenches today, writing and producing current training material for investor’s and real estate agents.   I have a confession to make, I don’t  like cold calling. I did it, but it wasn't my first choice. I also didn't like knocking on doors. Again, I did it, but I felt it wasn't the best use of my time.    So, how did I get business? The majority of my business came from my unique and powerful  DIRECT MAIL system that I developed! Yes, I was the biggest mailer in my area. I mailed between 1,000 - 8,000 pieces a week! What did I mail? Anything and everything I could think of! Newsletters Marketing pieces Just listed cards Sold cards Invitations to Open Houses Letters to FSBOs, expireds, and buyers PLUS, I made sure I let everyone in my farm areas know that I am alive, wanted their listing, and that I could sell their home for full list price in 30 days or less - or I would buy the home myself. I mailed, mailed, and mailed MORE! I still mail and e-mail. I never stopped. Why? Because mail AND e-mail work!! Every marketing “guru” knows that!!! Let me take minute and explain the "facts of mail" to you One simple wimpy mailing won't do it. One mailing to a random area is a waste of money. That’s like flushing money down the toilet. The truth is, the more activities you do, the more listing opportunities you'll get.  Getting listings is the compiled effect of all your activities.   A very good comparison is boxing.  Some boxers don't have a strong punch and cannot win with one punch. The only way they can win is to work the body of their opponent with non-stop punching.  Their opponent's legs get weak and even a mediocre punch can knock themout.   In real estate it works the same way.  There is no ONE sure thing, ONE knockout punch to get the listing or sell a property... At least I don't know about ONE sure punch that can do it.   Therefore, I always recommend what I do when am in the trenches ... do all possible activities to get the desired effect - getting listings.   One sure way to go after listings AND buyers is direct mail.  And if you do mail in bi-weekly or monthly intervals, the cumulative effect will be ... you get the call for the listing presentation or the buyer is ready for you to find him a home.   It's just like the non-stop body punching in boxing. Agents make the same mistake over and over.  They send one or two mailings and if they don't get at least 10 listings, they say that mail doesn't work and they'refinished with direct mail.   This is a HUGE mistake.  A seller may be scheduling his move in 12 months, not in 2.  You see, mail works for the future. But if you stop mailing, the seller will forget about you and hire some other agent whenhe's ready to list.   The chances are slim to get lots of business after just  one mailing.  You're not going to set the world on fire. It takes patience and perseverance.   You have to understand that in all probability, there is another agent also mailing to the same area you are mailing to.  You need to get that agent OUT.  How?  The agent probably mails to the neighborhood on a hit-or-miss basis.  Here YOU come with your mail on the 10th ofEVERY month.   YOU HAVE TO BE  CONSISTENT.   Because Your competition is sporadic. The biggest "no-no" in direct mail is sporadic, erraticmailing.   You should SCHEDULE your mailing campaign for every neighborhood - the type of mail, the date, and  who gets what.  You should target sellers, buyers, expireds, tenants, and out of state owners ... on aCONSISTENT basis.   If money is a problem, just mail to a smaller farm until you get some sales and have more money to put into your business.   My manual and CD, "197 Letters for Real Estate Professionals" is a good tool for starting your mail campaigns.   You get over 200 letters.  The CD has the letters in Microsoft Word so you can add your personal information quickly and easily ... and start rolling your mail out. Very simple select an area of let's say 500 - 1,000 homeowners and start mailing. What do you mail? My killer marketing emails, newsletters, and Free reports that get your phone ringing off the hook with hungry buyers and desperate sellers calling YOU!!!    Many real estate agents send a lot of worthless junk through the mail, they mail anything and everything. Honestly, nobody cares what you mail. Some agents mail worthless recipes that folks file under G for garbage, while others mail info about sales in the neighborhood, real estate market in the area, all kinds of newsletters.   But you need real estate information that is SOLID and relevant to the current market conditions, Juicy useful information that the buyer or seller, or even renter’s will find practical and helpful to them and will keep your information; Every month you will be in there FACE!!!  I call it the drip…drip campaign. Like the water torture…  ;-) Another marketing piece that will keep you in front of buyers and sellers are Newsletters.   If you create a newsletter with a catchy name and that publication becomes your "signature" piece. What this does is that your name, your face, your office, your phone number and your website is being drilled into the homeowner's subconscious mind.   They don't even realize they are being "brainwashed." Of course, if you have exciting content, that's better yet. Direct mail is a mathematical lead generating system. Yes, it is math. When you mail to 1,000 homeowners you cannot expect to get 1,000 listings. It doesn't work that way.   A 1% response is a good number and 3% is fantastic. So, what's wrong with getting 10 - 30 listings from one area? Considering the average listing commission, your income could be somewhere between $90,000 to $270,000 - just from ONE area!   Then you start mailing to another 550 - 1,000 homeowners in a different farm area. And keep the system going. What you are doing is creating multiple listing opportunities.
